Abstract
본 연구의 연구대상은 카셰어링이다. 카셰어링 산업은 공유경제 패러다임 속에서 정보통신기술을 적극 활용하고 있다. 그리고 일반적인 자동차대여업과 차별되는 시·공간적 이용의 변화를 통해 최근 급격한 성장을 하고 있는 중이다. 연구의 목적은 공유경제의 대표적 성공모델인 카셰어링의 시·공간적 특징을 살펴본 후, 카셰어링 운영의 작동원리를 이론적으로 정립하는 것이다. 그리고 카셰어링 대여소가 설치되는 도심 곳곳에 위치한 주차공간이 어떻게 상품화 되는지 그 과정과 결과를 분석하고 카셰어링에서 공유가 어떤 방식으로 활용되고 있는지 알아보는 것이다.
먼저 본 연구는 최근 떠오르고 있는 공유경제를 바라보는 학자들의 견해를 살피고 공유경제의 거래방식을 알아보는 것으로부터 시작한다. 그리고 공유경제 발전에 중요한 역할을 한 정보통신기술과 관련된 기존 연구들을 확인한다. 이런 과정을 통해 카셰어링이 협력적 소비, 가치, 시스템/네트워크, 한계비용의 측면에서 공유경제 산업이라고 정의할 수 있었다. 본 연구는 공유경제와 정보통신기술의 틀 속에서 카셰어링을 분석하였고 그 결과는 다음과 같다.
첫째, 시간 이용 변화의 관점에서 카셰어링은 대여시간을 잘게 분할하여 분 단위로 차량을 대여할 수 있게 만들었다. 이용자들은 단기간 대여를 할 수 있게 되었고 단시간 이용 목적을 위한 대여가 증가하였다. 이런 단기 이용자들은 차량을 대여하러 가는 시간이 적어야만 했다. 이 점에서 카셰어링은 대여소의 입지를 중요하게 고려하였다. 그 결과, 공간 이용 변화의 관점에서 카셰어링 서비스는 지엽적인 공간에 위치한 도심 곳곳의 주차공간에 작은 규모로 대여소를 설치하는 특징을 보였다. 이용자들이 어디에 있든지 걸어서 대여소에 접근할 수 있게 된 것이다. 즉, 대규모 소지점화였던 기존 일반적인 자동차대여업의 입지가 소규모 다지점화의 입지로 변화하였다. 마지막으로 이런 대여소들을 관리, 유지하고 이용자들의 편의를 높이기 위해서 카셰어링 서비스는 정보통신기술을 적극 이용하였다. 이런 특징들을 종합한 결과, 카셰어링은 단기대여, 지엽적인 공간에 입지한 대여소, 정보통신기술이 유기적으로 작용하여 작동하는 것으로 나타났다.
둘째, 카셰어링 운영의 작동원리 중 가장 중요한 요소는 대여소 입지이다. 카셰어링 대여소가 입지한 장소들의 특징을 살펴보면, 반 정도는 누구나 비용을 지불하여 주차를 할 수 있는 전용 주차장인 공영/민영주차장이었다. 그리고 나머지 반은 특정한 사람들만 이용할 수 있는 주차장이었다. 카셰어링은 누구든 걸어서 대여소에 접근이 가능하게 하려는 목적으로 대여소를 설치하였기 때문에 전용 주차장이 주변에 없는 지역은 새로운 주차장소를 대여소로 편입시켜야만 했다. 이 과정에서 작은 주차공간이 임대를 통해 수익을 낼 수 있는 상품이 되었다. 즉, 카셰어링은 차량만 공유하는 것이 아니라 주차공간도 공유하여 이용하게 만든 것이다. 따라서 거의 모든 곳의 주차면이 카셰어링의 잠재적 대여소 입지 가능지역이 되었다. 그리고 현재 입지하고 있는 카셰어링 대여소 수와 일반적인 자동차 대여업체 수를 행정동 단위로 수요 인구 변수들과 상관분석을 한 결과, 모든 변수에서 카셰어링 대여소가 수요를 더 잘 반영하고 있는 것으로 나타났다. 한마디로, 카셰어링은 공간 이용 변화를 통해 잠재수요를 흡수하고 이용자 중심의 입지를 이룰 수 있게 되었다.
본 연구의 함의는 다음과 같다. 우선, 카셰어링 운영의 작동원리를 밝히고 공간 이용 변화에 집중하면서 지리학적 시각을 카셰어링 연구에 반영하였다. 또한 카셰어링에 관한 기본적인 분석을 함으로써 앞으로의 카셰어링 연구에 기초가 될 것이라 생각된다. 다음으로, 작은 주차공간의 상품화를 통한 대여소화는 빈 공간과 작은 주차공간이라도 필요에 따라 상품으로 변화할 수 있다는 것을 보여주면서 작은 공간 이용의 기회에 대한 새로운 시각을 제시할 수도 있다고 판단된다.
The Object of this thesis is to evaluate Car-sharing. The car-sharing industry uses ICT(Information and Communications Technology) within the sharing economy paradigm. Car-sharing usage is also growing dramatically by distinctive space-time use when compared with the normal rental car industry. The purposes of this thesis are below:

(1) Founding a theoretical operating mechanism of car-
sharing after analyzing space-time characteristics.
(2) Analyzing the processes and results of the
commodification of parking spaces which are located
geographically widespread in cities, and investigating
how sharing is applied in the car-sharing industry.

This thesis starts by looking into scholars opinions of the sharing economy and mode of transaction in the sharing economy. It also investigates existing research of ICT which plays an important role in developing and spreading the sharing economy. This thesis defines car-sharing as a sharing economy industry within the framework of Collaborative consumption, Value, System/Network, and Marginal cost.
From the perspective of time use change, car-sharing divides leasing time and allows a consumer the option of renting a car for as little as 10 minutes. This brings about space use change, because short term rental car users will not travel long distances. Thus, car-sharing facilitates the creation of small-scale car rental centers all over a city from the perspective of space use change. Car-sharing largely uses ICT to manage and maintain a rental center, so it can be more convenient for the car-sharing users. Combined, car-sharing is systematically operated by short-term rental, dispersed located rental centers, and ICT.
The most important factor in the operating mechanism for car-sharing is the location of car rental centers. Half of car rental centers are located in fee based parking lots, the other half are located in private parking lots with dead space. To use exclusive parking lots, car-sharing should commodify these parking spaces by paying fees at a company level. In this process, car-sharing is not only sharing the cars but also sharing the spaces. As a result, car-sharings potential car rental center sites increase. Furthermore, by correlation analysis between car rental center locations and demand population, the dispersed locations of car rental centers absorb potential demand and forms user-oriented locations.
Contributions of this thesis are as follows. (1) By establishing the theoretical operating mechanism of car-sharing and by focusing on space-use change, this thesis applies a geographical viewpoint into car-sharing research, (2) By space commodification of small parking spaces and dead spaces, it shows that even small spaces and dead spaces can be commodified. As a result, it suggests the new viewpoint of creating the opportunity of using small spaces and dead spaces.
