서울시 준공업지역 공장건축물의 건축행위 특성에 관한 연구

Abstract

The purpose of this study is to interpret the concept and meaning of building activity of factories, currently underway in the semi-industrial area, based on the structural characteristics of post-industry. This study is to investigate the spatial characteristics of three types of architectural activities: the construction of factory buildings, the remodeling, and the change of purpose. The analysis was carried out from the point of view that decisions about land and buildings, eventually remain in the process of establishing a company, is related with the supply of the factory buildings.

본 연구는 준공업지역에서 발생하고 있는 공장건축물의 건축행위 지속을 후기산업사회 산업재구조화의 특징, 그리고 공장건축물의 개념변화에 기반하여 성수동을 중심으로 설명하고자 한다. 건축행위의 지속현상을 산업환경변화에 대응하기 위한 개별 기업체들의 전략적 행동으로 보고, 공장건축물의 신축, 리모델링, 용도변경 세 가지 건축행위에 따른 공간적 특징을 살펴보려는 것이다. 각각의 기업체가 산업입지를 고려할 때 최종적으로 남게 되는 대지·건축물 단위의 선택이 공장건축물의 공급양태 그리고 그에 따른 기업체들의 입주선택과도 깊은 관련이 있을 것이라는 시각에서 분석을 진행하였다. 또한 최근까지도 산업입지의 대안적 공간으로 주목받고 있는 지삭산업센터 개발은 산업재구조화에 따른 산업공간의 변화를 대표하는 사례이지만, 그와 동시에 발생하고 있는 개별기업들의 자생적 환경개선노력이 어떤 양상으로 나타나고 있는지 공장건축면적의 변화를 통해 설명하려 한다.
