Abstract
장기적인 경기 침체 상황에서 노동자들이 기업 고용으로부터 얻을 수 있는 기대소득이 낮아지고 이에 따라 창업을 통한 소상공인으로의 전환이 계속되어 소상공인 수와 업체 수가 매년 증가하고 있다. 하지만 2016년 중소기업 연구원의 발표에 따르면 창업 후 1년 만에 40%가 폐업하고 실질 창업 성공률은 30%수준에 그친다. 소상공인의 이러한 낮은 생존율을 개선하고 안정적인 자영업 활동을 영위할 수 있도록 각 지자체는 다양한 정책으로 지원하고 있다. 하지만 금융지원 외에 컨설팅 및 상권분석 등 다양한 지원을 제공하는 지자체는 한정되어 있고 그 서비스 기간이 길지 않아 아직 시행착오 과정에 있다. 이러한 사회 경제적 상황 속에서 소상공인의 창업 생존율을 개선하고 상권 활성화를 도모하기 위해 골목상권에 관한 연구, 특히 상권의 성장성을 판단할 수 있는 매출에 관한 연구가 필요하다.

지금까지 상권에 관련된 연구들은 개인 소상공인들의 창업 입지 선정에 영향을 미치는 요인 분석, 각 업종별 매출에 영향을 미치는 요인 분석, 상권의 영역 및 업종 분포에 대한 형성 그리고 변화과정에 대한 분석이 주를 이루었다. 하지만 전통적인 상권 매출에 대한 분석은 미시적인 입지 분석과 공간 세부단위의 분석이 영향요인으로 분석되어 공공 정책 수립에 방향성을 제시하는데 한계가 있다. 따라서 본 연구는 세부 점포단위의 분석을 벗어나 단일 상권단위의 분석으로 상대적으로 거시적인 변수를 통해 영역의 물리적 특성, 인구 통계학적 특성을 분석하였다.

본 연구는 매출의 변화에 영향을 미치는 요인을 골목상권의 물리적 특성, 인구통계학적 특성으로 나누어 분석하였다. 물리적 특성은 골목상권 내 집객시설 수, 점포 수, 업종다양성, 점포 밀도, 아파트 평당 시세 의 2년 차분값으로 구성되어있고 인구통계학적 특성은 상권의 상주인구 및 유동인구의 2년 차분값으로 구성되어있다. 또한 일차항의 선형관계 뿐 아니라 이차항과 종속변수인 매출의 변화와의 관계를 분석하기 위해 점포밀도 변화의 제곱, 유동인구 변화의 제곱, 업종다양성 변화의 제곱 항으로 구성된 이차항 설명변수 군도 모형에 포함되어 있다. 다항 회귀모형으로 위의 설명변수와 종속변수를 분석한 결과 업종다양성의 변화는 매출의 변화에 양(+)의 영향을 미치며 점포 밀도의 변화 역시 매출의 변화에 양(+)의 영향을 미친다는 결과가 도출되었다. 또한 업종다양성의 이차항과 유동인구 이차항은 유의하지 않게 도출되었지만 점포밀도의 이차항은 매출의 변화에 음(-)의 영향을 미치는 것으로 분석되었다. 이러한 결과는 업종다양성이 증가할수록 매출이 증가하고 점포 밀도가 증가할수록 매출이 증가하지만 임계수준 이상의 점포 밀도 증가는 매출의 감소시킨다는 것을 시사한다. 이러한 결과는 소비자의 입장에서 재화와 서비스를 구매하는데 소요되는 탐색 비용을 감소시키고 다목적 쇼핑의 구매 패턴을 가지는 소비자에 대한 집객 효과가 큰 상권이 더 높은 매출액을 가질 수 있다고 해석할 수 있다.

본 연구는 기존의 소상공인에 대한 공공기관의 지원방향이 금융지원에서 실질적인 상권분석 서비스 제공으로의 병행으로 변화하는 과정에서 더 다양한 관점에서 골목상권을 분석할 수 있는 틀을 마련하였다는 의의가 있다. 이는 소상공인 및 창업 예정자가 안정적인 점포운영을 할 수 있도록 정부와 지자체에서 지원 정책을 수립하는데 새로운 방향을 제시하였다는 정책적 함의를 가지고 있다. 하지만 본 연구는 대분류 업종인 음식업, 서비스업, 소매업의 구분으로 분석하지 못하여 결과 해석이 골목상권 단위로 그쳤다는 한계점을 가지고 있다. 또한 수급 데이터의 갱신 주기 특성으로 인해 월 단위 데이터 부족으로 패널자료를 구축하지 못해 2년 차분을 통한 회귀분석에 그쳐 그 모형의 한계를 가지고 있다. 이러한 한계는 추후 데이터 갱신 주기의 개선과 모형 수정을 통한 연구 발전으로 더 설명력이 높고 새로운 시사점을 제시할 수 있는 연구로 이어질 수 있을 것으로 기대할 수 있다.
In the long economic downturn, workers expectations from corporate employment are lower, and therefore the movement to small business owners through start-ups may continue each year, increasing the number of small businessmen and businesses. However, according to the Korea Institute of Small and Medium Business in 2016, 40 percent of businesses closed down in the first year and the actual success rate was only 30 percent. Local governments have various policies to improve the low survival rate of small businesses and to provide stable self-employment activities. However, the local governments that provide various support such as consulting and business market analysis are still in the process of trial and error due to the limited period of service. Under these socio-economic circumstances, a study of small businesses' survival rate and the effort to boost their business activities covering the street businesses, especially studies about the sales volume that can judge the growth of businesses are important.

So far, commercial sector related studies have mainly analyzed the factors influencing the selection of locations for small businesses, the factors influencing sales by individual sectors, and formation of a new distribution of areas and sectors. However, the analysis of traditional market sales is limited to presenting direction of public policy as it is analyzed as the influence of micro location analysis and space detail analysis. Therefore, this study went beyond the analysis at the specific store level and analyzed the physical characteristics, demographic characteristics of the areas with relatively macroscopic variables in the analysis of the single market unit.

This study analyzed the factors that affect the change in sales by dividing the physical characteristics of commercial businesses and the demographic characteristics of the alley. Physical characteristics consist of the number of residential facilities, the number of stores, the variety of businesses, the density of stores, and the price difference of apartments per pyeong, and the demographic characteristics are divided by the resident population and the floating population of the market. Also, second term variables, consisting of the square of changes in store density, the square of the floating population, and the square of the variety of business variables are included to analyze the relationship between the linear relationship of the primary paragraph and the dependent variables of sales. As a result of analyzing the above explanatory variables and dependency with a polynomial regression model, changes in industry diversity have an positive effect on the amount of revenue and a result on the amount of store density changes. It was also analyzed that the second term of the diversity in the business and the second term of the current population were derived indisputably, but the second term of store density had negative effects on the change in sales. These results suggest that sales increases as business diversity increases and store density increases, but in the higher state than the threshold levels of store density sales start to decrease. These results provide a more interpretable commercial segment to analyze the cost of discovery to consumers of goods and services and to provide a more volume-effective buyer with a pattern of buying multipurpose shopping.

This study analyzes the commercial districts from various perspectives as the public institution's support for small business owners has shifted from financial support to the provision of practical business analysis services. This has a policy implication that the government and local governments have proposed a new direction for establishing support policies for small businesses and would-be start-ups to operate their businesses in a stable manner. However, this study failed to analyze food, service, and retail sectors in the section, so the results were interpreted only by the merchant companies. In addition, due to the characteristics of the renewal cycle of the supply and demand data, the analysis result is a two year difference in regression due to the lack of monthly data, which limits the panel data. These limitations could lead to further studies that could suggest new implications, more descriptive, with improvements in the data updating cycle and the development of research through model revisions.
