Abstract
고령화 사회가 가속화됨에 따라 노인에 대한 연구는 최근 들어 활발히 이루어지고 있다. 특히, 인구피라미드의 상당 부분을 차지하는 베이비부머 세대의 은퇴로 인한 미래 노인계층의 행동 패턴과 수요는 기존의 노인연구와는 연구 방향성에서 그 차이를 보이고 있다. 현재 노인층의 생활수준이 향상됨에 따라 경제적으로 독립적인 성향을 보이고 있고, 따라서 기존의 노인층과는 달리 개인의 의사가 의사결정에 많은 영향력을 미치게 된다.

노인가구의 주거이동도 마찬가지로, 노인이 그들의 선호에 따라 이주 선택 여부를 결정하고 이주 방향을 결정하게 되는 것이다. 그러나 노인주거와 관련한 국내 선행연구들에서는 주로 노인들을 위한 시설로의 입주 여부나 시설계획 등을 중심으로 논의가 진행되어 왔다. 본 연구에서는 노년이라는 상황의 특수성을 인식하고 노인전용주거시설 외에 노인이 거주하는 현주택을 중심으로 하여 고령화에 따른 노인들의 이주 성향을 파악하고자 한다. 이를 위해 본 연구에서는 첫째, 고령화에 따라 노인들의 이주선택과 둘째, 이동의 방향성에 대해 알아보았다.

노인의 이주선택여부를 알아보기 위한 가설로써, 노인들의 관계중심적 성향이 이주성향에 미치는 영향에 대해 살펴보았으며, 이주 방향에 대해 알아보기 위한 가설로써 건강상태와 주택소유형태에 따른 도시 혹은 교외로의 이주패턴을 살펴보았다.

분석결과, 노인의 관계적 성향에 따른 주거선택 결정 확률은 부(-)의 효과를 보이며 유의한 것으로 나타났다. 이는 기존의 선행연구들에서 보았던 노인들의 관계중심적 성향이 이주결정에서도 유의미한 결과를 보이는 것으로 해석할 수 있다. 특히, 노년층과 장년층이 차이를 보이는 것은 참여하고 있는 단체의 종류였다. 노년층의 경우 지역기반의 모임참여여부가 이주선택에 부(-)의 영향을 보였고, 장년층의 경우는 금전적인 이해가 관련된 모임의 참여여부가 이주선택에 부(-)의 효과를 보이는 것으로 나타났다.

노인의 이주 방향성에 대한 이론 및 선행연구는 상반된 두 가지 주장으로 나뉘어져 있다. Rogers(1990)의 연구에 따르면 노인들의 주거이동이 보편화 될수록 이주의 범위가 광범해지고 장거리의 이주가 발생하며, 환경적 쾌적성을 고려하여 쾌적한 지방이 이주의 목적이 된다고 밝히고 있다. 반면, 소비자도시론(Consumer City)에 따르면 노인가구라 하더라도 환경적 쾌적성 보다는 도시의 기반시설을 이용하기 위해 도심으로의 주거선택을 할 것이며, 앞으로 도심 유턴 현상이 지속될 것이라고 전망했다.

이렇게 노인의 이주방향에 대한 상반된 견해가 존재하는 가운데, 이주한 노인들이 도시지역으로 이주할 것인지 교외지역으로 이주할 것인지에 대해 살펴봄으로써 미래 거대인구집단인 노인의 이주방향에 따른 도시정책 시사점을 도출 해 낼 수 있을 것이다.

본 연구에서 사용한 고령자패널 데이터의 시계열이 2개년도만 제공되어 있었기 때문에 단순히 이주 전/후를 비교하여 분석을 수행하였으나, 앞으로 2년 단위로 패널데이터가 구축될 것이기 때문에 향후 시계열 데이터를 이용한다면 보다 장기적인 예측과 전망이 가능할 것이다.
Generally, the most of previous researches about the elderly housing have been discussed about the facilities planning for the elderly people, or focused on the facilities for senior citizens whether they were utilized as residence. In this thesis, however, the study would recognize the distinctiveness of the situation about old age, and try to understand the tendency of Migration of the Old due to the aging, based on the current habitation of aged people, other than the facility targeted to aged people. Thus, (1) the choice for move of senior citizens due to the graying, and (2) the directivity of the move would be sequentially investigated.

Normally, the choice for move occurs when the intention of the elderly households about the choice for move is relatively stronger than that of ordinary households. According to this, the study tries to find the major factors that affect the choice for move of aged people. Then, the directivity of the move will be discussed in order.

Theories and previous researches for the directivity about the move of senior citizens were divided into two opposite opinions; According to the Rogersresearch (1990), the range of move become extent, the long-way migration occurs, and the pleasant provinces is preferred due to the comfortability of living environment when the old peoples residential migration become generalization. Based on the theory of Consumer city, however, professor Glaeser insisted that the U-term phenomenon to the center of city will continue because the infrastructures of the downtown are still valuable to the elderly households.

In this contradictory situation about the directivity for the move of senior citizens, this thesis can deduce the city-policy implications based on the directivity about the move of senior citizens who become the major part of the population in the future by examining the moving pattern of the elder people (i.e. downtown or countryside)
