분당신도시 초고층 주상복합아파트지구의 형성과 주거지 선택 요인에 관한 연구

Abstract

본 연구는 분당 신도시 지역의 초고층 주상복합아파트지구를 사례로 신도시 지역에서 초고층 주상복합아파트단지의 형성 과정 및 주거지 선택 요인에 관해 살펴보고, 현상의 배경에 대래 고찰함으로써 분당 신도시 내의 주거 공간의 형성과 분화에 미친 영향에 대해 분석하였다. 분당 신도시 초고층 주상복합아파트지구는 건물 특성 및 주택가격의 측면에서 기존 신도시 주거지역과는 차별화된 주거 공간을 형성하고 있는 것으로 나타났는데, 이는 분당 신도시 개발 이후 획득한 신도시 내의 차별화된 지위를 바탕으로 기존의 유입 계층과는 다른 강남지역의 고급 주택 수요를 손 쉽게 유인할 수 있었기 때문이다. 따라서 분당 신도시 초고층 주상복합아파트의 경우 직주 근접과 도심 재활성화라고 하는 주상복합아파트 본연의 목적 및 신도시 지역 기존 주상복합아파트의 성격과는 일치하지 않으며, 오히려 강남 지역의 경우와 마찬가지로 고급주택의 공급 수단으로 이용되었다고 볼 수 있다. 이러한 초고층 주상복합아파트의 선택에는 강남 지역 등 기존 거주 지역에서의 대형 고급 주택의 공급부족과 탄천과 같은 지역 내의 정비된 주변 환경, 초고층 주택에 대한 인식의 변화, 교외 주거지에 대한 가치의 변화와 같은 주거환경에 대한 인식의 변화 등이 요인으로 작용하였다. 분당 신도시 지역의 초고층 주상복합아파트지구의 형성과 주거 선택의 과정은 신도시 간의 계층화의 발생과 주거 환경 인식 변화에 따른 현상으로 볼 수 있으며, 이로 인해 비교적 동질한 지역으로 인식되던 신도시 내부에서 주거지의 공간적 분화가 나타나게 되었다.

This study looks at the development of SHMBs in new towns, the main reasons why residents choose them, and the background of this phenomenon whit a particular focus on Bundang new town in Gyeonggi Privince. From the point of view of price, height, and housing dimensions, SHMBs in Bundang new town form a distinctive residential area compared to the original new town area of Bundang. This phenomenon is caused by easily tempted demand of high-end houses in Gangnam depend on the distinctive status earned by locational characteristics and connectivity to Seoul after Bundang new town development. As a result, new migrants of SHMBs differ from usual migrated group of the original new town area. In this light, SHMBs in Bundang new town are just used for the supply of high-end housing as in the case of 'Gangnam'(Gangnam-gu, Seocho-gu, Songpa-gu) and does not relate to the main purpose of typical mixed-use builing; revitalization of the downtown area and the trend of constructing residential complexes close to the workplace. The reason why people choose SHMBs is no supply of high-end houses even though the existing high-valued residential area is deteriorating. They also consider the subsidiary and convenient facilities SHMBs offer, Moreover, well maintained environments such as Tancheon(stream), the change of notion for resident on super high-rise buildings and the alternation for value of residential area in suburb became the main reasons for choosing SHMBs. It can be concluded that the development and choice of SHMBs in Bundang new town is prompted by changing attitudes to residential environments and social stratification in new towns. As a result, residential differentiation has appeared in new towns which were formerly considered homogeneous areas.
