The Background for Growth of the Property Consultants in Korea and the Roles of the Property Consultnats in the Property Development - focussing on the Property Consulting Firms in Seoul -

- This study intends to grasp what is the property consultants which emerge and grow in the sector if property development in Korea in the 1990s. So the study performs the survey in property consultants in Seoul themselves and the property development consulting they affect in Seoul, using questionnaires. The results of this study are as follows:
The emergence and growth of property consultants in Korea since the 1990s is caused by the change of the atmosphere around development(the rationalization of real estate market), the change in the mode of development in the property development sector, and the stagnation and depression of the real estate business in Korea. Property consulting business in Korea is still in the phase of growth. So at present property consultants in Seoul are not able to develop real estate directly but supply information service of providing the strategic and objective framework of decision-making for development in the development process. That is, on the basis of recognizing and evaluating social, economic, political and cultural process in macro-level and the given condition in the region, they perform feasibility studies and planning optimum development project for development work so that clients can seek the maximum development gains(private gains). Interacting with various agents within the interests of building companies and general companies in development and the social norms and laws, property consultants in Seoul play their roles.
