dc.description.abstractDemand for housing is a worldwide hot topic which has always been discussed and studied by economists. This paper did an empirical analysis of housing demand and influencing factors (house prices, per capita disposable income, mortgage rate, permanent population and consumer price index). The result of analysis pointed out that houses prices and mortgage rate have a negative effect on housing demand; per capita disposable income and permanent population affect housing demand positively. In addition, we found that house prices and per capita disposable income have the greatest impact on housing demand in China. By analyzing eastern cities, western and central cities respectively, we suggested that compare with western and central cities, eastern cities are more sensitive to house prices; the western and central cities are more sensitive to disposable income than eastern cities in China.-
