Abstract
본 연구는 문화특화지역의 상업적 젠트리피케이션의 특성과 영향을, 첫째 물리적 측면에서 상업시설의 유형을 비롯한 토지이용의 변화, 둘째 인지적 측면에서 장소성 인식의 변화를 통해 실증적으로 밝히는데 목적이 있다. 분석대상이 되는 문화특화지역은 서울의 삼청동과 신사동 가로변이며, 분석자료로는 정보통신기술의 발달에 따른 다양한 인터넷 매체 자료를 활용한다. 이후 제Ⅱ장에서는 문화특화지역의 상업적 젠트리피케이션과 장소성 변화에 관한 이론 및 선행연구 고찰을 통해 분석틀을정립하고, 제Ⅲ장에서 사례지역과 분석자료를 개관한다. 그리고 제Ⅳ장에서 상업시설 유형 등 토지이용의 변화 특성, 제Ⅴ장에서 장소성 인식의 변화특성을 각각 분석한 다음, 제Ⅵ장에서 이를 종합하여 정책적 시사점을 도출한다.
As commercial gentrification has recently become a social concern in Korea, this study attempts to provide quantitative empirical evidences on how commercial gentrification progresses and how it affects visitors perception of placeness in cultural districts. The study area is Samcheong-dong and Sinsa-dong streets in Seoul and the spatio-temporal data are collected from internet media. In physical aspect, intertemporal changes in land/building uses including store types are characterized by hierarchical order: In the streets of relatively low level of commercialization with small number of visitors, non-commercial use including housing, neighborhood/local retail stores, and culture-related facilities have converted into independent stores (new entrepreneurial retail), while in the streets of relatively high level of commercialization with large number of visitors, independent stores have been converted into standardized stores (corporate retail). In cognitive aspect, with conversion of independent to standardized stores, the districts collective image comprised of streets and cultural/ commercial activities has been fragmented into individual image limited to particular store or commodity, wheras place image has changed from beautiful to famous place. Policy implication is derived focusing on the issues of displacement of small business and loss of placeness resulted from the commercial gentrification.
